The Reserve Kolte Patil EMI and home loan guide: what each flat costs per month
The starting price is only the first number a buyer looks at. The number that decides whether a flat at The Reserve fits your life is the monthly EMI — and what you need in the bank before the loan starts. This guide works both out for each configuration in Phase 1, Vyana.
EMI for each configuration at The Reserve
The table uses the published starting prices from the The Reserve price list, a loan of 80% of that price, an interest rate of 8.5% a year and a 20-year tenure. These are illustrative assumptions, not a bank offer — your rate depends on your lender, income and credit profile.

A useful rule of thumb: most banks are comfortable when the EMI is no more than about half of your net monthly income. On that basis the 2 BHK suits a household taking home roughly ₹1.2 lakh a month, the 2.5 BHK about ₹1.5 lakh, and the 3 BHK about ₹1.9 lakh.
What you need before the loan starts
The bank funds the loan portion. The rest comes from you, and it is more than just the 20% down payment:
- Own contribution: about ₹17 Lakhs on the 2 BHK, ₹21 Lakhs on the 2.5 BHK and ₹27 Lakhs on the 3 BHK at the 80:20 split used above.
- GST: under-construction homes in this price band carry 5% GST on the agreement value.
- Stamp duty and registration: payable on the agreement value when the sale agreement is registered; confirm the current rate for Pune city with the sub-registrar or your lawyer.
- Floor rise, parking and other charges: these appear on the unit-wise cost sheet and differ by tower and floor.

Which banks have approved The Reserve?
Leading banks including SBI, HDFC Bank, ICICI Bank and Axis Bank have approved the project. An approved project usually means faster loan processing, because the bank has already checked the title and the MahaRERA registration (PM1261012600748). You can still choose any lender; approval simply saves a step.
How under-construction payments work
For an under-construction project, the bank releases the loan in stages as construction progresses rather than in one lump sum. In the early months you may pay only interest on the amount released (often called pre-EMI) until the full loan is disbursed. Ask the sales team for the payment schedule linked to your unit so you can plan the pre-EMI period.
Choosing the right configuration for your budget
If the monthly figure is the deciding factor, compare the three layouts side by side in the 2, 2.5 and 3 BHK comparison. The 2.5 BHK adds an enclosed study for roughly ₹14,000 a month more than the 2 BHK at these assumptions — often the cheaper option compared with renting office space or moving again in a few years.
