New projects on Sinhgad Road, Pune in 2026: how to shortlist the right one

New residential towers at The Reserve by Kolte-Patil, Sinhgad Road, Pune

Sinhgad Road has become one of Pune’s busiest corridors for new residential launches. Search for “new projects on Sinhgad Road” and you will find dozens of listings, most with similar renders and a similar “starting from” price. This guide explains how to narrow that list down to two or three projects worth a site visit, using The Reserve by Kolte Patil on Sinhgad Road as a worked example.

Why buyers are looking at Sinhgad Road

The corridor sits where Pune’s established western suburbs run out of room. Kothrud, Warje and Swargate are a direct run along the road, while Hinjawadi and the Pune–Mumbai highway are an onward connection. Areas such as Vadgaon Khurd, Vadgaon Budruk, Dhayari, Narhe and Nanded City have filled in with schools, hospitals and retail over the last decade, so a new home here does not mean waiting for the neighbourhood to arrive.

That combination — city connectivity with more open land than older suburbs — is why most new launches on the road are mid-size family apartments rather than compact studios.

Step 1: Start with the MahaRERA registration

Under RERA, a project must be registered with MahaRERA before it is advertised. The registration number is the single most useful filter you have. On the MahaRERA portal you can see the promoter, the sanctioned plan, the declared completion date and the progress updates the developer files.

For The Reserve, Phase 1 — Vyana (towers T5, T6 and T7) is registered under PM1261012600748. Our MahaRERA and possession guide shows exactly how to look it up. Apply the same check to every project on your list; drop any project whose advertised details do not match its registration.

Step 2: Compare carpet area, not “starting price”

A starting price tells you the cheapest unit on the lowest floor. It does not tell you how much home you get. Ask every project for the RERA carpet area of the exact unit and divide the all-in price by it. That price per sq.ft. of carpet is the only number that compares fairly across projects.

Configuration at The ReserveCarpet areaStarting price*
2 BHK750–900 sq.ft.₹85 Lakhs
2.5 BHK (with enclosed study)900–1,100 sq.ft.₹1.05 Cr
3 BHK1,100–1,400 sq.ft.₹1.35 Cr

The 2, 2.5 and 3 BHK comparison breaks down each layout in more detail.

Step 3: Look at the developer’s delivered record

New projects on Sinhgad Road range from first-time local builders to large listed developers. Neither is automatically right, but the record of delivered projects is public. Ask how many projects the developer has handed over in Pune, and whether they were delivered close to the RERA date. Kolte-Patil has more than 30 years in Pune, Mumbai and Bengaluru and over 50 projects — the developer profile covers what that means for buyers.

Step 4: Check what the site gives you, not the render

  • Open space: ask for the open-space percentage in the sanctioned plan. The Reserve plans over 70% open space.
  • Ventilation: ask how many sides each flat opens on. Dual-aspect homes, as planned at The Reserve, get cross-ventilation and daylight from two directions.
  • Parking: covered or open, how many slots per flat, and whether EV charging is provided.
  • Bank approvals: projects already approved by major banks (The Reserve is approved by SBI, HDFC Bank, ICICI Bank and Axis Bank) usually see faster loan processing.

Step 5: Visit at the hour you would commute

Sinhgad Road traffic varies sharply through the day. Drive from the site to your office at the time you would actually leave, not on a quiet Sunday morning. Our Sinhgad Road location guide lists what is within five minutes of The Reserve and how the commute to Kothrud, Warje and Swargate works.

A short shortlist template

  1. MahaRERA number checked and matching the advertisement.
  2. All-in price per sq.ft. of carpet area from the unit-wise cost sheet.
  3. Developer’s delivered projects in Pune, and their timeliness.
  4. Open space, ventilation and parking from the sanctioned plan.
  5. Commute tested at peak hour.

If The Reserve is on your shortlist, you can request the cost sheet and brochure from the The Reserve Kolte Patil Sinhgad Road project page, or read the side-by-side comparison checklist.
